Flat and Pitched Roofing; differences, and factors to consider when making a choice

A building’s roofing system is equally as influential as any other element, since it complements the overall outlook and determines how the house is protected from harsh weather conditions. Flat roofs are mostly used in commercial buildings, while pitched roofs are more common in residential buildings. It is important to remember that all roofs should be sloped in order to drain water effectively.

What you need to consider before choosing a Roofing System for Your Building

  1. Open Space

     Flat roofing is a better option when it comes to space conservation, since it does not eat into the interior space as compared to pitched roofs. In addition, a flat roofing system allows you to utilize space on the rooftop. One can choose to set up a rooftop garden on it. Also, it is easier to set up a heating and cooling system on a flat roof for an industrial building. However, if you are looking forward to setting up an attic in your home, then a pitched roof would be a perfect choice.

  2. Expenses of Repairs and Installation

       Flat and pitched roofing differ in terms of expense of installation and repairs. It is important to consider both the short term and long term effect on your pocket. Pitched roofs are more expensive to install, but need a low maintenance cost in the long run. Flat roofs on the other hand are less expensive to install, but much more costly to maintain. If not well sloped, they are more likely to retain water, thus causing leakages. This can be prevented by performing regular maintenance on the roof.

  3. Susceptibility to Leakages

    It is important to note that the more slopped the roof , the less likely it is to leak. Pitched roofs are more resistant to leakages as compared to flat ones. This is mainly because they have a sharp slop, making it easy to drain water. Flat roofs on the other have a gentle slope, making it easier for water to accumulate on them. However, if professional installation is done, proper drainage systems can be set up so as to avoid water accumulating on the roof.

  4. General Outlook of the Building

  A building’s outlook is greatly influenced by the roofing system used. If you are trying to achieve a certain look on your house, then it is important to choose the type of roof to be used carefully. With pitched roofing, it is easier to work out many different designs. Flat roofing on the other hand has a limited choice of roofing styles.

    Whether one chooses a pitched or flat roof, it is also important to consider the type of material used for the roof.  The material should be hard enough to last for years without the need of having to replace it frequently. Metal roofs are the best choice since they are durable and light in weight.
